THREE OAKS/GALIEN TOWNSHIP

BOARD OF REVIEW

The Organizational meeting will be held on Tuesday, March 5, 2024, at 11:15 am at the Three Oaks Township Hall, 6810 US Hwy 12, Three Oaks. No appeals of 2024 assessments will be heard at this time. The Board of Review will meet to hear appeals of 2024 assessments on Tuesday, March 12, 3:00 pm-9:00 pm at the Three Oaks Township Hall, 6810 US Hwy 12, Three Oaks and Saturday, March 16, 9:00 am – 3:00 pm at the Galien Township Office, 305 Kiley Drive, Galien. Resident and non-resident property owners may protest by letter if received by 5 pm Thursday, March 14, 2024. Estimated multipliers for each class of property for 2024 are as follows:

Agricultural………   1.2031

Commercial……..   1.0785

 Industrial…………   1.1545 

Residential………..  1.1392

The tentative ratio for each class is 50%. The inflation rate multiplier for use in calculating 2024 capped value is 1.050

The Township will provide necessary reasonable auxiliary aids and services to those with disabilities planning to attend upon three (3) days’ notice to the Township Clerk. If you require such aids or services and plan to appeal in person, please call the Township.

PLANNING COMMISSION HEARING NOTICE

NOTICE OF PUBLIC HEARING SPECIAL LAND USE PERMIT

The Three Oaks Township Planning Commission will be holding a Public Hearing on Tuesday, April 23,
2024, at the Three Oaks Township Hall, 6810 US Hwy. 12 W, Three Oaks, Ml 49128 at 7:00 pm ET. The
Public Hearing is at the request of:

The request is for a Special Land Use permit to allow for a Commercial Wine Making Operation in an
Agriculture – Rural Residential District pursuant to Article Ill, Section 3-07, 1- Table of Uses,
Farm Product Processing Facility, Article IV, Section 4.03, AG – RR Agriculture – Rural Residential
District, Special Land Uses and Article XV, Section 15.03, 15.04, and 15.13.

All interested citizens are invited to attend to express your views on the matter during the public
comment portion of the hearing. Written, email or faxed comments can be submitted to this office at
the address, email address, or fax number provided below prior to the hearing and those written
comments will become part of the hearing report. A complete copy is on file at the Township Hall
and can be obtained subject to a FOIA request.

THE PROPERTY TAX MILLAGE RATE PROPOSED TO BE LEVIED TO SUPPORT THE PROPOSED BUDGET WILL BE A SUBJECT OF THIS HEARING.

The Township will levy the following millage for the 2024-2025 Budget year.

1.3960 – Library
.3750 – Roads & Bridges
0.9523 – Ambulance
1.4285 – Fire
1.6665 – Police (Township Residents Only)
The millage rates are the maximum allowable millage by law to be levied.
